SITE DEVELOPMENT WORK

  • New site utilities to support proposed improvements.
  • New storm water management infrastructure for entire Yacht Club site including selective pervious paving, catch basins and CDS filtration units at existing outfall locations.
  • New paving and landscaping around proposed sailing center, locker building and maintenance building utilizing a combination of pervious pavers, enhanced concrete paving and drought tolerant plantings.
  • Repaving and striping of dry storage, washout and parking areas north of new sailing center.
  • New site lighting for areas around proposed new structures and northern dry storage area.
  • Replace fencing along north edge of existing swimming pool enclosure and along a portion of the northern boundary of Yacht Club near Canon Street.
  • New 80-foot gangway to provide disabled access to existing docks.
  • Public art component at Club entrance in conformance with the Port Art Committee Regulations.

MALIN BURNHAM SAILING CENTER

  • State-of–the-art facility to serve the greater membership.
  • 6,900 square foot two-story structure will house the junior sailing program; high school sailing teams; regatta manager’s office; dock master’s office; fitness and training room; and maintenance facilities for the club’s asset fleets as well as plenty of storage for all of these uses.
  • Includes a large classroom that is devisable into two isolated classrooms.
  • Includes a large multipurpose banquet room with expansive covered decks and upscale restrooms for fleet and race related events as well as events managed by the Catering Department.
  • All areas have been programmed and sized to accommodate future growth as anticipated for the next twenty to thirty years.

LOCKER BUILDING

  • 12,160 square foot two-story structure connected to Sailing Center with an elevated walkway and serviced by a large elevator.
  • Utilizes modular locker partitions.
  • Naturally ventilated space including clerestory windows for daylighting.
  • Restroom and shower facilities to serve the Sailing Center and pool.
  • Laundry and ice machine room
  • Offices for History and Amateur Radio Groups
  • Second-floor general storage area for Club records, equipment and special projects accessed via elevator.

MAINTENANCE BUILDING

  • 2,400 square foot one-story structure located at northwestern boundary of Yacht Club with direct access to Canon Street for refuse, recycling and hazardous material pick-up.
  • Housekeeping workroom with commercial laundry.
  • Office, workshop, storage and partially covered enclosed yard for the maintenance department’s general up-keep of the Club’s facilities.
  • Staff Locker and restroom facilities.
  • Storage for landscape maintenance equipment.

DURABILITY AND SUSTAINABILITY

  • Building materials such as concrete, masonry and cement board have been selected for their environmental sensitivity, longevity and ease of maintenance.
  • Wood products are being proposed in selected areas because of their renewability as a natural resource with acknowledgement given to over-harvesting of certain species.
  • Solar water heating system will service showers, restrooms, laundry and solar pool heating panels as well as provisions for future photovoltaic panels for on-site generation of electricity.
  • Proposed design incorporates natural ventilation and daylighting strategies as well as high-efficiency heating, ventilation, air conditioning and lighting systems for energy savings.
  • Low-flow plumbing fixtures are proposed for water savings.
  • The goal is a building that will comply with requirements of LEED “Silver” rating by the U.S. Green Building Council.
